Permission has been given by Bridgend council’s planning committee to turn a former residential property in to a house in multiple occupation (HMO).
The property on Coity Road Bridgend will change from a residential home in to a six-bedroom accommodation unit with communal and shared facilities. The site will be created in a location described as being “primarily residential in character” that is based around 1.3 miles from Bridgend town centre.
The plans for the property read: “The five-bedroom dwelling will not be physically altered externally or internally to accommodate the change of use with four bedrooms on the ground floor and a further two at first floor level.

“There would be a shared kitchen/living area/utility area, dining room / conservatory and shower room on the ground floor and further shared bathroom at first-floor level. There is a shared outdoor amenity space/enclosed garden to the rear of the property.”
However, the report added there had been eight letters of objection from residents, raising concerns over the potential for noise and parking issues as well as a potential increase in antisocial behaviour. It came alongside a representation from Cllr Steven Bletsoe, who said the change of use would mean the loss of a family home, which were in “dire need of protecting”. Officers responded by saying they felt the proposal would not have an adverse effect on residential amenity and would provide a “centrally located and sustainable house type located close to the town centre of Bridgend”.
The plans were unanimously approved by members in attendance at the meeting, along with a separate HMO application for the creation of a 12-room site near Maesteg.
