North Devon and Torridge are in the midst of a housing surge, with thousands of homes either completed, under construction, or planned to meet growing demand.
Data shared with the Gazette by North Devon Council and Torridge District Council highlights the region’s extensive housing development.
North Devon Council has reported a total housing capacity of 5,551 homes, which includes:
- 737 homes under construction.
- 264 homes completed in 2024.
- 2,248 homes with planning consent but not yet started.
- 2,302 homes with extant planning permission awaiting action.
These developments reflect North Devon Council’s commitment to aligning with the Local Plan and national housing targets, with provisions for affordable housing where possible.
Torridge District Council adds a further:
- 740 homes under construction.
- 2,467 approved homes yet to start, located across 332 development sites where at least one home has already been started or completed.
When combined, the total number of homes across North Devon and Torridge reaches 8,758, spanning completed projects, ongoing construction, and future developments.
This comes as Deputy Prime Minister Angela Rayner unveiled an overhaul of England’s planning rules in 2024.
The reforms are part of Labour’s ambition to deliver 1.5 million new homes by 2029, reflecting the national drive to address the housing demand and ensure future supply.
