Plans to turn former Maesteg pub in to HMO approved

Plans to turn a former Maesteg pub in to a large house in multiple occupation have been approved by the local authority.

The Elderbush Hotel, based on High Street, Nantyffyllon near Maesteg, was closed in 2021 and has been left vacant ever since.

It led to proposals to transform the building in to a HMO site earlier this year with the plans now given the green light by members of Bridgend Council’s planning committee at a meeting held in December 2024.

The approval will allow for the building to be internally altered in order to provide a shared facility with 12 bedrooms along with shared kitchen spaces, toilets and laundry facilities. It will also see rooms split across three floors in the building, along with new cycle storage space, waste and recycling storage and a communal courtyard.

The site, formerly described as a “traditional Mid-Glamorgan pub” is based in a largely residential part of Nantyffyllon just under a mile away from the centre of Maesteg and south-east of Afan Forest Park.

Issues were raised by members of the public over the plans with nineteen letters of objection received about them. These objections included issues with potential parking problems caused by the site, anti-social behaviour by future residents, and other highway safety issues.

Officers responded by saying that there would be five proposed parking spaces at the rear of the property with there being no “unacceptable impacts” on residential amenity.

They added that in terms of anti-social behaviour there was “no compelling evidence to suggest that HMO’s of the scale being considered would result in increased levels of crime or fear of crime within the locality.”

Following recommendation, the plans for the house in multiple occupation was later approved unanimously by councillors in attendance along with a financial contribution from the developer of £3,000.
